Procedure
How does an asbestos check work?
- 1. Online booking. You enter your address and choose how many materials you want checked. From one material up to twenty in the same session.
- 2. On-site visit. Our expert visits at the chosen time. You show which materials need to be examined. For each element, they take a small sample (a few grams) according to the correct procedure, well sealed in a labelled package.
- 3. Lab analysis. The sample goes to an OVAM-accredited lab. Using polarisation or electron microscopy, it is determined whether it contains asbestos and, if so, which type (chrysotile, amosite, crocidolite, ...).
- 4. Written report. Within 5 working days you receive by email a report with the measurement results per material, photos of the sampling, advice on whether removal is recommended, and the exact locations.
What do we examine?
Common suspicious materials
In Belgium, asbestos was used in hundreds of building materials until 1998. When in doubt, we most often have these elements examined:
- Corrugated sheets and slates on roofs or outbuildings
- Vinyl tiles and linoleum floor coverings with asbestos backing
- Plasters, mortars and adhesives around central heating pipes
- Asbestos cardboard behind boilers and in stove recesses
- Pipe insulation around heating and steam pipes
- Planters, chimney pipes and ventilation ducts
- Eternit façade panels or gutters
- Fire-resistant cardboard in technical rooms
What you receive
What does the report contain?
- Per material: type of asbestos if present, or explicit confirmation of "no asbestos"
- Photo of the sampled location and the packaged sample
- Mention of the analysis method used (PLM, SEM)
- Advice on whether removal is needed, or whether the material may stay in good condition
- Name and signature of the accredited expert
- Date of sampling and date of the lab result

Does an asbestos check replace the asbestos certificate when selling?
No. The asbestos certificate is legally required when selling homes built before 2001 and must always cover the full property. The asbestos check is intended for targeted doubt or for renovation and demolition planning.
How many materials can I have checked in one visit?
Up to twenty materials in one session. The price remains 150 EUR for the first plus 40 EUR per additional material, regardless of the number.
May I take a sample myself and send it in?
We advise against this. Incorrectly packaged samples can become contaminated or be dangerous during transport. Moreover, a sample taken by an accredited expert is needed to make the report legally valuable for a contractor or waste processor.

Accreditation
OVAM-accredited expert + accredited lab
The sampling is carried out by an OVAM-accredited asbestos inventory expert (ADI). The analysis is performed in a Belgian accredited lab (BELAC). Both accreditations are decisive for the legal value of the report.

The asbestos check does not replace an official asbestos certificate when selling. For a sale, a full OVAM-compliant certificate is required (see Asbestos certificate).
